    Jason:  “What were the deciding factors that led you to buy this condo?”  

    Seller: “We were sold by the big master suite with direct bay view.  We also loved the convenience of the location, close to the yacht club for food, drinks, music and boat storage.” 

    Jason: “In your opinion, what are the current selling features of your condo?”  

    Seller: “Obviously the view was a key feature for us.  The unit offers lots of storage, with 3 closets in the master alone, a huge laundry room, 2 attic’s for storage and attached garage. The unit has also been updated with modern upgrades, as well as $10K worth of curtains and blinds.  Having our own elevator was pretty cool too and it was nice to be able to bypass the steps when I had an armful of groceries.”

    Jason: “What have become your favorite aspects of condo living?”

    Seller: “This is an easy one! You can’t beat the maintenance free aspect of condo life. I really miss having NO yard work on the weekends and the days when I just got to relax on my off-time and enjoy all the perks of waterfront living.”

    Jason: “What are your favorite complex amenities?”

    Seller: “Sunset Bay has a private fishing pier for residents, which is really nice.  There is also a pool & gazebo.  My absolute favorite amenity is the being in walking distance to the Lake Forest Yacht Club, with great burgers and live music.  The yacht club also hosts fun events like beer and wine tastings.”

    Jason: “Where do you find yourself spending the most time in the condo and why?”  

    Seller: “The upper balcony was my sanctuary!  You could often find me there enjoying a cup of coffee in the morning or reading a book on my tablet on a lazy Sunday afternoon.”

    Jason: “What improvements have you made to the property since the purchase?”

    Seller: “We had two new internal HVAC systems installed in 2012, new flooring in 2013, fresh interior painted in 2013.”

    Jason: “What is your favorite grocery store in the area?”  

    Seller: “We love to shop at the Publix, which in only a little over a mile away.”

    Jason: “What are your favorite shops in town?”

    Seller: “All my favorite shops are no more than 10 minutes away: Bass Pro, Dicks Sporting, World Market, Freshmarket.”

    Jason: “Any interests or hobbies you enjoy near the condo?” 

    Seller: “We are avid boaters but also enjoyed kayaking, fishing, crabbing and swimming. The garage offered great storage for our water toys, without sacrificing our parking space, which was a huge perk for us!”

    Jason: “Do you recall the average utility costs in summer and winter?”

    Seller: “I recall the utility costs being very reasonable. The power bill was often as low as $50 a month during winter and as high as $200 per month during the summer.  Our water bill on average was around $30 per month.  Cable, sewer and garbage included in the condo fee.”

    Jason: “What do you miss most about your former condo lifestyle?”

    Seller: “The gorgeous bay views, the gentle saltwater breezes and the convenient location.  I really miss being able to walk to the yacht club for a cocktail and live music on  sunny Sunday afternoons.”.
