Agent: What were the deciding factors that led you to build this home in Austin Brook?
Seller: “Location, amenities and all new construction”
Agent: Was there anything specific about Austin Brook that you guys found attractive as buyers?
Seller: “We thought the lot sizes were generous and it was the only neighborhood around with an amenity package of a pool, tennis courts, basketball court, playground and a chipping/putting green. We also liked the location slightly out of the city, but close enough to be in town or to the interstate in only a few minutes.”
Agent: What are the top 5 to 10 selling features of the home in your opinion?
Seller: “It’s truly a custom home built by a really good builder, David Stapleton. I think our finishes are very nice – especially the appliances, crown molding and real hardwood floors (i.e., not laminate). I think the location is very convenient because you can be at Target and Olde Towne Daphne, as well Sams and the Eastern Shore Center in under ten minutes with traffic. We also only pay county taxes as opposed to city and county. We also have an irrigation system on a timer.”
Agent: On a scale of 1 to 10, how would you rate the location and why?
Seller: “I rate it a ten. Its only a few minutes from all shopping and restaurants. It’s also easy to hop on I-10 to commute to Mobile or Pensacola. It’s also only about 6 miles to HWY 59 to go to the beach. It’s convenient to all public and private schools, has an awesome farmer’s market two minutes and a great seafood restaurant too. Our neighborhood is full of nice families with a wide range of children – elementary school to high school.”
Agent: Where do you find yourself spending the most time in the home and why?
Seller: “We spend most of our time in the living room, kitchen and outside. We also enjoy the amenities, especially the pool and playground. The kitchen is where we, and our guests, gather because so much of what we do socially involves meals and cooking. Our living room is large and we often watch television together.”
Agent: What improvements have you made to the property since the purchase?
Seller: “Mainly landscaping, but because it was new construction there was not much else to do. We’ve recently repainted (are in the process of finishing) the house as well.”
Agent: What are your favorite places to shop in the area?
Seller: “Everywhere – Target, Allegris, Lowes, Sams, Publix”
Agent: Where do y’all really love to eat out close to home?
Seller: “We shop all the time at Allegri’s – its fantastic. We also eat in Olde Towne and its not far to the causeway or Fairhope.”
Agent: Any interests or hobbies you enjoy near your home?
Seller: “Shopping, parks and golf. There are 63 holes (18 at Quail Creek, 18 at Rock Creek and 27 at TimberCreek) of public golf within a 15 minute ride – 45 of them (Rock Creek and Timbercreek) in under ten minutes.”
Agent: Average utility costs in summer and winter?
Seller: “Summer – we keep the thermostat on around 76 in the day and 72 at night and bill is around $300. Our winter bill is low because we don’t really run the heat – it’s probably around $150 (I think).”
Agent: What will you miss most about the home and the surrounding community?
Seller: “All the amenities, convenient location. Great, great neighbors and friends.”
